Typical ranges

What a full replacement runs by home type

Typical ranges for homes around here, not quotes. Your written price comes after we measure the roof.

Home typeTypical range
Twin / townhome (half)~$11,000–$14,000
Typical 2-story colonial or split-level~$22,000–$27,000
Larger home (3,000+ sq ft)~$30,000–$36,000

What changes the price

No two roofs cost the same, even on the same street. These are the things that move the number most.

  • Roof size and pitch

More squares of shingle and steeper slopes mean more material, more labor and more safety setup.

  • Layers to tear off

A second layer of old shingles doubles the tear-off and disposal.

  • Rotted decking

Soft or rotted boards are replaced and priced per sheet, so you know the number before we start.

  • Chimneys, skylights and valleys

Every place the roof changes direction or something pokes through needs flashing done by hand.

  • Ventilation upgrades

Adding ridge or soffit ventilation costs a little now and adds years to the shingles.

  • Shingle line

Architectural shingles are the sweet spot for most homes. Designer lines cost more; 3-tab costs less and wears out sooner.

Why we're not the cheapest — and why that's on purpose

A low quote usually leaves something out: the tear-off, the ice and water shield, new flashing, ventilation, or the cleanup. You find out which one later.

We tear off to the deck every time, use synthetic underlayment and ice and water shield, replace the flashing instead of reusing it, and vent the attic so the shingles last.

We protect your yard and sweep it for nails every day, and the person who quoted the job is the person who answers the phone after it.

That costs a bit more than the cheapest truck on the block. It also means you do this once.

FAQ

Cost questions

Is the price on this page a quote?

No. These are typical ranges for full asphalt shingle replacements on homes around here. Every roof gets measured and inspected before you see a written price.

What if my house is smaller or bigger than the examples?

Use the estimator for a closer range, then book a free inspection. We measure the roof, check the deck and flashing, and give you one itemized number.

Do you offer financing?

Ask us about options. Financing goes through our partner and the lender sets the terms, so we'd rather talk it through than promise something on a web page.

Do I pay anything for the inspection and quote?

No. The inspection is free, you get photos of what we find, and the written quote is free. There's no obligation and no 'today only' price.
