Roofing Contractor in Malvern, PA
Malvern has two kinds of roofs. In the borough, around King Street, there are older homes with steep pitches and plenty of character. Out in the townships around it, East Whiteland, Willistown and Charlestown, there are newer neighborhoods and townhome communities. We work on both, from our office in Blue Bell, and roofing is all we do.

Malvern Borough roofs: King Street Victorians and old chimneys
Malvern took its name in 1873, when the Pennsylvania Railroad straightened its line and built a new station here, and the Victorian and early-1900s houses off King Street went up in the decades that followed. Paoli Battlefield Historical Park, site of the 1777 battle, sits inside the borough on Monument Avenue. Roofs this old are steep, so the water all runs to the same few places: dormers, valleys and old brick chimneys. Chimney flashing caulked over instead of cut into the mortar lets water in, and each freeze pries it open a little more. If the deck is still solid, a roof leak repair at the chimney is the honest fix. If the shingles are worn across the whole roof, we tear off to the deck, replace soft boards and rebuild the flashing as part of a full asphalt shingle roof replacement.
Roofing in Malvern, PA 19355: East Whiteland, Willistown and the Great Valley
A Malvern address reaches well past the borough line. ZIP 19355 takes in the borough plus parts of East Whiteland, Willistown and Charlestown townships, all in Chester County. Much of the housing out here went up from the 1980s on: colonials on bigger lots, then newer townhome communities along the Route 29 corridor in the Great Valley. Roofs from that era are reaching the age where a free roof inspection in Malvern makes sense. In a townhome community, the roof has to tie into the neighbors’ units and, if there’s an HOA, follow its shingle rules, and we sort out both first.
Many roofing companies serving Malvern, PA also sell siding and gutters. We do roofs only. If you’re comparing roofers in Malvern, ask each one for their Pennsylvania home improvement contractor registration; ours is PA203681. Our office is in Blue Bell, Montgomery County, and we cover Lancaster Avenue from Paoli west through Malvern to Exton (all the towns we serve).
Wind across the Great Valley
The borough’s older streets have mature trees. The newer neighborhoods out along Route 29 have younger trees and less shelter, so wind gets at those roofs more directly, and it lifts shingle tabs along the ridge and edges first. After a storm, check the roof from the driveway for lifted tabs, shingle pieces in the yard or bare underlayment. Shaded borough roofs have the opposite problem: moss and black algae on the north slopes after a humid summer. If a repair is enough, we’ll say so, and how we build a roof quote explains what you’d pay either way.

FAQ
Roofing questions from Malvern
My older Malvern home has a steep roof with dormers. Is that a problem?
No, but it takes more care. Steep pitches and dormers mean more flashing and more safety setup. We'll explain what's involved in your quote.
Do you work in East Whiteland, Willistown and Charlestown, or only in Malvern Borough?
All of them. A Malvern address covers the borough plus parts of East Whiteland, Willistown and Charlestown townships, and we work across the whole area. We also cover neighboring Paoli, Exton and the rest of the Great Valley. If your ZIP code is 19355, you're in our area.
Does homeowners insurance cover storm damage to my roof in Malvern?
Sometimes. Policies generally cover sudden damage from wind, hail or a fallen tree, and generally don't cover a roof that has simply worn out. Your policy and your adjuster decide that, not us. What we do is inspect the roof, photograph the damage honestly and write up what we found, so you have something solid to send your insurer.
Should I repair or replace an older roof in Malvern Borough?
It depends on what's under the shingles. An older house with a solid deck and one bad piece of flashing or a few lifted shingles is usually worth repairing. When the shingles are worn across the whole roof, repairs turn into chasing one leak after another, and replacement is the better use of the money. We'll show you the photos and tell you which one you're looking at.
How often should I have my roof looked at?
There's no fixed schedule. Have it looked at after a big storm, before you sell, when you spot a stain on a ceiling, or when the houses on your street that went up at the same time as yours are getting new roofs. Our inspection is free and comes with photos, so there's no reason to guess.
