Local knowledge

Homes we work on in Paoli

  • Stone and stucco colonials from the 1920s to the 1950s, with steep roofs and chimneys
  • Mid-century ranches and split-levels
  • Newer townhomes and single-family subdivisions on both sides of the township line

Stone homes and chimneys

Paoli has its share of stone and stucco colonials from the 1920s through the 1950s, with tall chimneys and steep roofs. Where a roof meets a stone wall or chimney is one of the most common places for a leak. We replace that flashing the right way: cut into the mortar, not just caulked on.

Mid-century homes

Ranches and split-levels often have lower-pitched roofs and several separate sections. Low-pitch roofs need the right underlayment to keep water out, especially at the edges and where sections meet. That’s a detail we don’t skip, whether it’s one section or a full roof replacement in Paoli.

Roofer in Paoli, PA 19301: Tredyffrin, Willistown and Chester County

Paoli isn’t a borough. It’s a Chester County community split between two townships. Paoli Station, by the North Valley Road bridge, is in Tredyffrin Township; Paoli Hospital, on West Lancaster Avenue, is in Willistown. Lancaster Avenue (Route 30) and Route 252 cross in the middle of town, and the roofs are the same on both sides: stone colonials, mid-century ranches and newer townhomes. We also cover Malvern, Berwyn, Devon and Wayne, and the rest of our Chester County and Main Line service area. We work from an office in Blue Bell, and Joe, the owner, is a U.S. Army veteran who lives in the Conshohocken area.

Freeze-thaw and stone chimneys: the Main Line’s usual leak

A Main Line winter freezes and thaws for months. Water works in behind the flashing at a chimney or stone wall, freezes, and pries the joint open a little wider each time. Low-pitch ranch sections hold snow and ice longer, so ice at the eaves is the other winter problem, and the old trees along the Main Line add moss and algae streaks in summer. When the deck and the shingles are still sound, new chimney flashing is usually all the roof needs. A free roof inspection in Paoli with photos tells you whether that’s your case or the whole roof is due. We also handle storm damage roof repair in Paoli, including temporary tarping. Thinking about solar on a Paoli roof?

If solar is in your plans and the roof is past mid-life, replace the roof first; taking panels off and putting them back later costs extra. A solar-ready roof is a normal asphalt shingle replacement with the deck, layout and records done with panels in mind. We don’t install panels; you pick the solar company and the timing. What goes into a roof quote covers the rest of the price.

FAQ

Roofing questions from Paoli

My Paoli house has a slate roof. Do you work on slate?

No. We're asphalt shingle specialists, and slate is a different trade. Plenty of older Main Line homes have slate that's worth keeping, and if yours is one of them, we'll tell you so instead of talking you into replacing it.

Do you cover the rest of the Main Line?

Yes. Along with Paoli, we work in Berwyn, Devon, Wayne and Malvern, and more of Chester and Montgomery County from our office in Blue Bell. Call and ask if you're not sure.

Are roofers licensed in Pennsylvania?

Pennsylvania doesn't issue a statewide roofing license. Instead, home improvement contractors register with the Pennsylvania Attorney General's office and get a HIC number. Ours is PA203681. Ask any roofer you're considering for theirs, and look it up before you sign.

Should I replace my roof before adding solar panels, and do panels void the warranty?

If the roof is past the middle of its life, replace it first. Taking panels off and putting them back to replace a roof later is an extra bill you can avoid. Panels can affect a shingle warranty if the mounts aren't flashed to the manufacturer's rules, so ask your solar company how they do it. We prepare the roof for solar; we don't install the panels.

A storm just came through Paoli. How do I know if my roof was damaged?

Look from the ground first: shingles or pieces of shingle in the yard, tabs that are lifted or creased, dented vents, and granules collecting where the downspout empties. Then watch the attic and top-floor ceilings for new stains after the next rain. Don't climb up. Call us for a free inspection, and you'll have photos of whatever we find if you need to file a claim.

When should I pay a roofer?

Not in full before the work is done, and never on the spot to lock in a 'sign today' price. Get the price and the payment terms in writing before you commit, and make sure the contractor's HIC number is on the contract. From us you get one written, itemized price, and you can take your time with it.
